Sungate Subdivision

Sungate Community, a mid-century subdivision on the border of Midtown and South Tulsa (South of 51st, East of Sheridan) and has a very respectable showing of modern homes.

A few streets of predominantly moderns exist though the neighborhood is largely comprised traditional ranches with a few moderns here and there. Many are unfortunately not particularly cared for though there seem to be a few of which the owners obviously take pride in. From my experience these seem to be rather affordable homes and are rarely cherished for their design so there may be some deals here if the right one were to come available.

From the Sungate Marketing Packet I obtained at the Tulsa Public Library -

…The unique new land of fine home living conceived and created by a group of Tulsa’s leading builders… Planned to be Tulsa’s last word in location… in livability… in luxury (at a likable price)… Offering you true individuality in the home you select… plus the distinction of an expertly planned “community”… THE SUNGATE COMMUNITY.

I tried to do some research on this neighborhood in the past with little success. I looked up the tax records of a number of properties, went to the courthouse and the downtown library. I didn’t manage to find out who designed these, who built them or really anything for that matter. The most interesting thing I discovered was an original neighborhood brochure marketing the neighborhood, which unfortunately did not include any of the vitals I was seeking.

Dustin Thames Lortondale Home

Dustin let me shoot some photos of his pad the other day and has graciously allowed me to display them. His Lortondale modern is near original and looks great. He has done a fabulous job restoring the home and furnishing it.

Walking inside feels just as I would imagine this home soon after it was built, when the neighborhood was proud to be progressive and flourishing. Dustin has an amazing collection of mid-century modern furniture and artwork. Practically everything in sight is vintage, aside from the Apple IMac computer in his office, though the desk it sat on was of course a relic.

Vintage does not in all cases mean tasteful. But in this case Dustin has excellent taste and has done in my opinion a wonderful job with the place.

Utica Modern

This is one of my favorite homes in Tulsa. Right on Utica Ave. between 36th and 41st street.  This is a rarity being a modern in a convenient Midtown, Tulsa location. These are too few. Someday I hope to live here. Who knows the architect/history/owner of this place?

On a clear day you can see all the way to Oral Roberts University.

The perspective from the top of the Mayo Hotel is truly remarkable.

You also can see all the way to a new downtown, but that takes more than just altitude.

Vision: In 2001, a development company controlled by the Charles Snyder family bought the Mayo Hotel for $250,000.

The family had bought perhaps the most historic building in Tulsa — one of the places oilman J. Paul Getty lived when he called Tulsa home, the place John Kennedy, Charles Lindbergh, and Babe Ruth stayed when they visited the city, the place where Richard Nixon once spoke — for $9,000 less than the asking price for a four-bedroom Midtown home in the next Sunday’s Tulsa World real estate supplement.

Reservoir Hill Home For Sale

Marty Newman just informed me of a Reservoir Hill Mid Century for sale. I have eyed this on my journeys up that way. A heck of a view and it looks like a pretty cool place.
